Property sales prices and rents are undergoing a major adjustment in SE Asia countries including the Philippines and Thailand. The real estate market developers and landlords are offering discounts during this trying time for the economies around the world.


  1. The Baht in Thailand is still strong. It’s been strong for a long time, since the military coup. They are manipulating the baht because keeping it strong is great for the monied elite who buy houses and Ferrari’s overseas. It much cheaper w a strong baht.
    Housing in Thailand is in big trouble and has been for some time. Now w the Chinese gone that will make property hard if not impossible to sell.
    Thais have cognitive dissonance when it comes to selling houses cars etc. They don’t believe in price theory economics. Things are bad …no problem just raise the price …that’s Thai economics.

    Who is writing this stuff???
    Take a look at the USA Commercial RE market that is backed by securities….biggest delinquency rate ever. Released today.
    The USA is in worse shape and this will affect other countries as it implodes.
    Rod be very careful with any RE purchase anywhere for a long time.

  4. Right now owners of Pre-sell condos and owners paying loans are in trouble, and many are not yet realizing there situation, trying to recover investments paid already. Many will be wiped out, and the bank/developer will own them.

  5. No one knows what is going to happen with the property markets , as a foreigner I would never buy any property in south east Asia. The rents are so cheap why buy .

  6. This is the way it will go all over the world now…
    Property is not worth as much anymore….
    Things will get interesting when time comes to REFINANCE on a property worth maybe $500000 BUT one still owes $700000..
    You will not be approved anymore..
    Refinancing usually happens after 5 to 7 years or so..

  7. Seems like housing prices will drop like a rock in both PH and Thailand. Both countries like to pretend foreigners aren’t important.

  8. Interesting piece as always. I do enjoy watching, almost every day, from Hong Kong.

    Just one thing to note – Bangkok is one hour behind, not ahead of, Manila (& Hong Kong), so 12:00 noon in Bangkok is 1:00 pm (13:00) in Manila/Cebu/Hong Kong. But I guess two hours early is better than late if there are any opening specials.
